Commercial Buildings
Non-dwellings are responsible for almost 20% of the UK's energy consumption and carbon emissions. For the purposes of the Regulations, a building is defined as:
"a roofed construction having walls, for which energy is used to condition the indoor climate, and a reference to a building includes a reference to a part of a building which has been designed or altered to be used separately".
- All Buildings require an EPC before they are advertised,sold, leased or rented.
- An EPC is required for all newly constructed buildings.
- An EPC is valid for 10 years.
- An EPC must be made available by the owner free of charge.
- Modifications to buildings may mean the building requires a new EPC.
- If you are a prospective tenant, an EPC is not required when you rent a room and share facilities.
An Energy Performance Certificate is not required for the following types of building :
- Places of worship
- Stand-alone non-dwellings less than 50 m2
- Temporary buildings with a planned life less than 2 years
- Industrial premises with low energy use where the space is mostly not heated or cooled.
- Buildings to be demolished within two years.
