Energy Performance Qualifications

Commercial Buildings

Commercial (Non-Domestic) Energy Assessor (CEA)

In order to become an accredited assessor you must meet in full the National occupational Standards (NOS) in Commercial Energy Assessment, which includes the ability to use the appropriate approved software for producing Commercial EPC's, whether working off plan or using data collected from the building.

There are 3 different levels of competence of a commercial energy assessor (CEA)

  • Level 5 - uses dynamic simulation modeling (DSM) software to produce EPC's for very complex buildings (large amounts of glass and curves).
  • Level 4 - uses simplified building energy model (SBEM) software for complex buildings that have more complicated building services including centralised air-conditioning but don't have large amounts of glass and curves.
  • Level 3 - uses simplified building energy model (SBEM) software for simple buildings with straight forward building services.

Public Buildings

Operational Ratings Assessor (ORA)

In order to become an accredited assessor you must meet in full the relevant National Occupational Standards (NOS) which includes full knowledge of operational rating methodology and the ability to use the approved Operational Rating software.

Residential Buildings

Domestic Energy Assessor (DEA)

The basic qualification required to assess an existing dwelling is as a Domestic Energy Assessor.

The DEA is trained to use a software programme called a Reduced Data SAP. This is a basic version of the full programme and only allows the assessor to assess an existing dwelling.

On-Construction Energy assessor (OCEA)

The qualification required to assess newly built domestic property is the OCEA qualification.

The OCEA is trained to use the full programme of a Reduced Data SAP. However the assessor is not qualified to assess existing dwellings and can only assess newly built property.
